Repayment plans

A tenant who has paid on time for two years and misses a month after a job loss is usually worth keeping. A written repayment plan gets you paid and keeps the unit occupied.

What’s included

  1. 01

    Case-by-case review

We look at payment history, the reason for the shortfall, and whether the tenant can realistically catch up.

  2. 02

    Written agreements

Amounts, dates, and what happens on a missed payment, signed by the tenant. No handshake deals.

  3. 03

    Rights preserved

Plans are drafted so that accepting partial payments doesn’t waive your right to enforce the lease if the tenant defaults again.

  4. 04

    Payment tracking

Installments are tracked separately from current rent, and you see both on your statement.

  5. 05

    Rental assistance coordination

When county or nonprofit assistance programs are open, we help tenants apply and supply the landlord paperwork.

Common questions

Do I have to offer a plan?

No. It’s your decision every time.

What if the tenant misses a plan payment?

The agreement spells it out. Typically the full balance comes due and we move to enforcement.
