Financial reporting and analysis

A rental is a small business. You should be able to see in five minutes whether it made money last month, and why.

What’s included

  1. 01

    Monthly owner statements

Income, expenses, management fees, and your distribution, with invoices attached.

  2. 02

    Year-end tax package

A 1099, an annual income and expense summary, and a ledger your CPA can drop into Schedule E.

  3. 03

    Budget versus actual

For larger properties we set an annual budget and show each month how reality compares.

  4. 04

    Portfolio view

Own several properties? See them rolled up and side by side, so the weak one is obvious.

  5. 05

    Rent and expense analysis

Before each renewal we compare your rent against current comparables and look at where expenses are creeping.

Common questions

Can my accountant get the reports directly?

Yes. Tell us who, and we’ll send them the same package you get.

Do you hold a reserve?

We ask owners to keep a small reserve per property so a routine repair doesn’t wait on a wire transfer. The amount is set in your management agreement.

Find out what your property should rent for.

Thirty minutes by video or phone. We look at the property, the comparables, and what you'd net after everything.
