Tenants report issues to us. We triage, troubleshoot what can be fixed by phone, and dispatch the rest.

Emergency response
Burst pipe, no AC in July, a door that won’t lock. Emergencies get handled when they happen.

Licensed and insured vendors
Florida requires licenses for electrical, plumbing, roofing, and AC work. We check licenses and insurance before anyone sets foot on your property.

Owner approval limits
Small repairs proceed. Anything above the limit in your agreement comes to you first with a quote.

Preventive maintenance
AC service twice a year, drain line flushes, roof and gutter checks before storm season, water heater age tracking.

Can I use my own handyman?
If they’re licensed for the work and carry insurance, yes.
What counts as an emergency?
Anything that threatens safety or will cause more damage if it waits: active leaks, electrical hazards, no AC in extreme heat, a unit that can’t be secured.
