Property tax

Rental property in Florida doesn't get the homestead cap. Your assessment can climb up to 10% a year, and nobody will tell you when it's wrong.

What’s included

  1. 01

    Assessment review

Each August we review the TRIM notice for your property against comparable sales and income.

  2. 02

    Appeals

If the number looks high, we coordinate a petition to the Value Adjustment Board. The filing window is short: 25 days from the day TRIM notices are mailed.

  3. 03

    Payment tracking

Bills go out November 1. Paying in November earns a 4% discount, and we make sure owners who want it don’t miss it.

  4. 04

    Tangible personal property

Furnished rentals and commercial properties may need a TPP return by April 1. We flag it.

  5. 05

    Budgeting

We build the tax bill into your monthly picture so it isn’t a surprise in the fall.

Common questions

Are you tax advisors?

No. We manage the property tax calendar and coordinate appeals with licensed professionals. For income tax questions, talk to your CPA.

Is an appeal worth it?

Sometimes. We’ll tell you plainly if the evidence doesn’t support one.

Find out what your property should rent for.

Thirty minutes by video or phone. We look at the property, the comparables, and what you'd net after everything.
