A Florida-compliant lease with the addenda your property needs: association rules, mold, hurricane, pets, pool.

Association approval
We submit the tenant’s condo or HOA application and chase it until approval is in hand.

Move-in
Funds collected, deposit placed in a compliant account, utilities transferred, condition documented, keys handed over.

Who signs the lease?

We can sign as your agent under the management agreement, or route it to you for signature. Your choice.

Do you handle renewals?

Yes. We review the rent against the market about 90 days out and bring you a recommendation.

Thirty minutes by video or phone. We look at the property, the comparables, and what you'd net after everything.
