We price from recent leases in your neighborhood, start marketing before the current tenant leaves, and file the association application the day the lease is signed. On most rentals, vacancy is the largest single cost of the year. It’s also the easiest one to shrink.

Screening is done against written criteria: credit, verified income, landlord references, eviction records. Once a tenant is in, we answer the phone and fix things. That’s all tenant relationship management is. People renew when their landlord is not a problem.
Repairs at a fair price
Licensed, insured vendors, quotes on anything above your approval limit, and preventive maintenance on the AC so the big failure comes later.
Paperwork that holds up
Notices served correctly. Deposits handled under Florida Statute 83.49. Inspections with dated photos. If lease enforcement ends up in front of a judge, the file is already complete.
A second look at your tax bill
Non-homestead property can be reassessed up to 10% higher each year. We check your TRIM notice every August and tell you if a property tax appeal makes sense. Plenty of owners never look.

The math on one rental
Take a $2,800 condo in Pembroke Pines. Say the management fee is 10%. That’s $280 a month, or $3,360 a year. One extra vacant month costs $2,800. One eviction can easily run past $5,000 once you count unpaid rent, attorney fees, and the turnover. A manager doesn’t have to prevent many of those to pay for the fee.

Is a property manager worth it for one property?
If you live nearby, have the time, and know Florida landlord-tenant law, you may not need one. If any of those is missing, one avoided vacancy or bad tenant usually covers the fee.
Are property management fees tax deductible?
Management fees on a rental are generally deductible as a rental expense on Schedule E. Confirm with your CPA.
